Holbeche Place, Solihull

The redevelopment of Mell Square is being delivered by Muse in partnership with Solihull Council.

In March 2025, Muse submitted a planning application for the 7 hectares site in the heart of Solihull town centre.

This was approved by Solihull Council's Planning Committee on 6th February 2026. The Masterplan will now be taken forward under a new name and vision - 'Holbeche Place’.

This ambitious redevelopment is a once-in-a-generation opportunity.

Holbeche Place will be a multi-purpose civic heart, bringing a successful blend of food, drink, community and entertainment venues across 57,000 sqm of retail and leisure space.

A blossoming new community will be at its centre, with up to 1,600 new homes in a sustainable, well-connected location.

Smaller spaces and courtyards, together with over 27,000 sqm of high-quality public green space, stitch the town together and offer inviting opportunities for people to visit, explore and enjoy quality time in the town centre.

The Masterplan will be delivered in phases over approximately 10 years.

The Hybrid Planning Application (Phase 1 detailed and phases 2-9 as outline) was approved on 6th February 2026.

To make way for new homes, commercial and green spaces, demolition will take place in stages to carefully minimise disruption and keep the town centre active.

Phase 1 is expected to begin on site in Spring/Summer 2026 and complete in 2029.

Phase 2 is currently in the design phase, with reserved matters planning submission expected in Spring 2026.
